Am I required to make my property available to Section 8?
The state of Colorado requires that all forms of income be considered. Housing vouchers are a form of income in Colorado. -
Are you licensed?
Yes, at RS Property Management LLC we have 2 licensed real estate agents in the office. -
Can I reach you after hours?
We are available during business hours 8am-5pm, and if there is an emergency you can reach us after hours as well. If there is something you need to discuss outside of business hours that is not an emergency, we can schedule that ahead of time to fit your schedule. -
Can you put the money directly into my account?
We send out rent proceeds through ACH. -
Do I get to see the lease or sign it?
You can see a copy of our lease at anytime. -
Do you sell real estate too?
Yes, we are a full-service real estate office. We can help you buy or sell real estate in the Colorado Springs area. -
How and when do I get my checks?
We send out rent proceeds mid-month, by ACH. -
How is rent collection handled?
Once we receive rent from a tenant, the rent is processed in our system and once the funds have cleared the bank we pay any bills that have been acquired during the past month and then send the rental proceeds on to the owner. -
How long of a lease do you sign?
Our standard lease is 12 months, anything shorter or longer would be discussed with the owner. -
How much security deposit do you charge the tenant?
Our standard deposit is 1.5x the monthly rent. -
How soon can you start managing my property?
This would depend on if the property is occupied, and the time of year. Please give us a call to discuss your rental property. -
What type of properties do you manage?
We manage single-family homes, condo's, townhomes, and smaller multi-family properties. -
What type of reports do I get and how often?
We send out monthly statements, and an end-of-year statement. -
Who holds the tenant security deposit?
We hold the tenant security deposit in a separate trust account.
